The worst of the cold is usually January and that's about it. Snow rarely lasts more than a day. Summers are hot and can be muggy. The cost of electricity is under 11 cents per kwh. Gas here now is between 3.38 and 3.18. No income tax but sales tax is 9.75 cents on everything.

We're in Sevierville, just outside of Pigeon Forge. It was 84 degrees when we got here and about 70 this morning. Absolutely beautiful but some of these roads are treacherous.

Yea, those are almost all rentals up on those hillsides.

My best buddy lives pretty close to that area. He bought some land and a house on top of one of the hills there back in the 80's after he moved back from Tucson. It IS beautiful there. The summers are really humid and pretty darn warm. I haven't been there in the winter so no experience there. I know my buddy uses the hell out of his fireplace. Some darn nice folks live there but during tourist season traffic anywhere NEAR Gatlinburg is horrendous.
Motorcyclists come from all over to ride the "tail of the dragon". I did that back in the early 80's. I used to ride my motorcycle from Tucson to his house near Maryvale in3 days then spend a week doing lots of roads there. The dragon has so much publicity that it is more idiots and bumper to bumper traffic to make it worthwhile to ride. The last time I was there about 2014 I took the wife on it on the Goldwing. I pulled off at a scenic overlook to get out of the road and 5 seconds later 3 BMW sedans all about 15' apart going the other direction passed the turn off in our lane at about 40 MPH. I refuse to drive it ever again, including in a cage. There are other roads all over the place just as nice to ride without the stupid idiots trying to prove they can be ricky racer on it.
My buddy says a lot of folks from "up North" are driving property prices up at a good clip.

They're 3 generations apart.
Skyfire Labradors in Ellensburg WA and Blackthorne Labs near Olympia WA.
They are both decendants from "Outta Be a Law-Alibi"
Both very easy to train. These are #2 and #3 we've had from the breeder. Our first passed away in 2016.
